Nashville Insurance Questions We Get Asked Most

  • Do I need flood insurance in Nashville if my home is not in a flood zone?

    It is worth quoting either way. Standard homeowners policies exclude flood entirely, and a meaningful share of Nashville flood claims come from properties outside the mapped high-risk zones, where drainage and creek backup do the damage. Coverage outside a high-risk zone is generally less costly to write, so the question is usually worth asking before you decide.

  • What car insurance does Tennessee require me to carry?

    Tennessee's financial responsibility law sets minimum liability limits of $25,000 for bodily injury per person, $50,000 per accident, and $15,000 for property damage. Those minimums cover very little in a serious Nashville accident, and property damage in particular runs out quickly against current vehicle values. Most of our clients carry limits well above the state floor, and we will show you what the higher limits look like.

  • Why is my Nashville home insured for more than I could sell it for?

    Your dwelling limit is based on what it would cost to rebuild the house, not what it would sell for, and those two numbers have moved apart in Nashville as construction and labor costs have risen. On older homes in East Nashville, Germantown and Sylvan Park especially, rebuilding to current code often costs more than the market value of the property.   • What does my condo association's master policy actually cover?

    It depends on how the association's policy is written, and they are not all the same. Some cover the unit to the bare studs, leaving your flooring, cabinets, fixtures and improvements to you. Others stop at the exterior walls. We read the master policy before quoting a unit owner policy so your coverage lines up with the gap rather than duplicating what the association already carries.
